Set in a country setting there are four bedrooms in the main residence, a separate sleeping quarters  in the story story guest house and two bedrooms in a spacious detached building with tennis court and swimming pool. The living quarters are finished with beautiful oak flooring throughout, oak cabinetry, vaulted wood beam,truss ceilings and french doors. There is a climate controlled wine cellar with redwood racking.  The exterior of the residence includes extensive custom stone work with paths leading throughout the property. The compound is gated, walled and fenced. Additionally there is considerable storage space and a tool shed.  5 car covered parking can be found in both the main residence and guest house.
•	FIREPLACES: There are 5 wood burning wood fireplaces. There are two in the Main House, one in the Guest House, one in the Lodge/Office and the fifth in the Bar-b-que Center (pool area). 

•	FLOORING: All of the flooring in the Main House, Guest House, Lodge/Office and the Apartment are oak, except ONLY for the Powder Room in the Main House. 

•	BATHROOMS: There are 6 ½ bathrooms. The Main House has 3 ½ (Powder Room), the Guest House has one, the Lodge/Office has one Bathroom; and the Apartment has one Bathroom. 

•	The parcel itself might have very well qualify to be legally divided so as to create an additional Residential Lot on the southerly half. Of course, a Buyer would have to independently ascertain the possibility with the City of Malibu under its pertinent ordinances and regulations. My investigation some years ago indicated it would be permissible under the then pending zoning ordinances. The only issue was whether or not it met the ordinances topography requirements. I did not have the existing topography defined by a topographic map to determine this issue. However, predicated on the topography which I had in hand, it seemed to quality. 

•	FRAMING: The construction in the Main House and the Lodge/Office created high ceilings and is Post Beam in nature. The Lodge/Office, of course, is particularly demonstrable as to this feature including mortise and tennon joinery. Wherever possible, authentic Tudor architectural design aspects were included. For example, in both the Living Room and Kitchen, there are half ceiling Shelves which we utilized for decorative purposes such as placing spinning wheels and other furniture on the top of the half ceilings. 

•	GARAGES: The property has garage parking for 5 vehicles, 3 attached to the Main House and 2 to the Lodge/Office. 

•	TENNIS COURT: The Tennis Court is both north-south in alignment (which is the most desirable) and regulation championship size. It has a water fountain and a practice wall. 

•	SWIMMING POOL/SPA. The swimming pool/spa are independently heated. In other words, the Spa can be heated without involving the Pool. Also, it has various jets that can be activated. The Pool Heater was replaced several years ago. 

•	FLAG POLE: The Flag Pole situated on the property is considered to be of commercial specifications and size. 

•	STONE WORK: The extensive stone work (ledger) is estimated to cost over $250,000 to replace. The wall along the front of the property is a locally well-known architectural feature and most admired. 

•	COMPOUND/FRONT GATES: The property along its southerly, westerly and northerly lines is completely fenced and the property has a telephone operated Front Gate. The easterly line is generally demarcated by the intermittent stream course. The adjourning parcel to the east is likewise fenced along its northerly, easterly and southerly lines. Hence, the property (including the neighbor’s property when included) is completely under fence. 

•	SINKS: In the Main House there is a Brass Bar Sink in the Family Room, and a sink in the upstairs Library/Bedroom behind cabinet doors which is set up to provide for a Galley Kitchen with space for a microwave oven and a refrigerator in an adjoining lower cabinet. Finally, in the Laundry/Sewing Room, there is a Dark Room setup with a sink. 

•	DOORS/CABINETS: All of the doors were specially manufactured for the property and are of 1 ¾ inch thickness. As you know, normal interior doors are generally 1 3/8 inch in thickness. All of the cabinet doors were specially designed and manufactured to be Tudor in design. In other words, the vertical slates in the doors are not glued to each other, but are loose and held in the frame of each door. Of course, all of the large doors are triple hinged and the hardware (passage knobs and locks) is of the highest Schilage quality. All of the exterior doors are weather stripped. 

•	WINDOWS/CHANDELIERS: All of the chandeliers are special and there are leaded glass windows in both the Main House and the Lodge/Office. 

•	STORAGE SPACE: In the Apartment there is substantial finished Attic/Storage space as there is off the Library/Bedroom in the Main House. Both Garages enjoy cabinet/closet storage space. 

•	LIVESTOCK: The prior owners of the property maintained horses. Apparently the current zoning permits the same. Hence the corral and the existing connection to the corral for water. You should confirm the fact that the present zoning permits the maintenance of livestock so that it could be included as an additional feature of the property. 

•	VIEW: When we purchased the property, we enjoyed a 180 °view of the ocean. This was negatively impacted from the maturing trees that I planted. The prudent pruning of the trees would greatly expand the ocean view. 

•	TOOLSHED: The existing Tool Shed is utilized for the landscaping tools and supplies; also, for various tools and materials pertaining to the maintenance of the property. To be noted, it contains a large wash tub which we utilized for dog bathing. It also has a small water heater connected to it.
